Advice to Sellers
Carrying out building work without permission may be dangerous and could lead to problems when you sell your home. We recommend that you:-
- Decide what works you want to do and then obtain advice from an Architect, Surveyor or Engineer.
- Seek advice from the Building Standards Service about your plans and proposals - this advice is usually free (use the "Contact Us" box at the right hand side of the screen for local offices).
- Obtain the building warrant before work starts.
If however, building or demolition work has been carried out without the necessary warrants having being obtained, the Building Standards Service can provide advice to property buyers/sellers.
- Contact us by telephone or visit us (use the "Maps' box at the right hand side of the screen) and we will arrange for the unauthorised work to be inspected by a Building Standards Officer.
- We will report back to you on any measures you must take ie to make safe, in terms of structural stability, and/or relative to means of escape.
- Once such remedial works have been carried out, you can apply to us to issue a clearance document. A fee is payable on application. It is very important to note that a clearance document is not a substitute for a building warrant. It merely allows a property transaction to take place without fear of legal action being taken against you at a later date.
